Our Retrofit & Sustainability Mission

As the nation moves towards more sustainable energy sources, City Building is supporting both new and historic buildings in making the transition to a net zero future.

We offer bespoke solutions and training and work closely with our supply chain to maximise the sustainability of the materials we use and are currently establishing a baseline of the whole-life carbon emissions associated with their products. We leverage our size and scale to promote innovation and reduce carbon emissions within our supply chain.

We have set our own performance measures to make our own contribution including reducing our own carbon footprint, energy consumption and are maximising our Training College to upskill our workforce in zero carbon systems.

Eastgate – Delivering smart solutions to achieve smart buildings

As the home of Glasgow’s Community and Safety Services, the Eastgate office block is used by around 500 people to maintain public safety and wellbeing.

It is now also one of the city’s ‘smartest’ office blocks, incorporating advanced technology that enables energy-consuming features, including heating and lighting, to communicate with each other and switch off when rooms are unoccupied.

Constructed 12 years ago, the building included impressive sustainability measures, such as solar panels and heat pumps, but the technology controlling its heating, hot water and ventilation had become outdated.

They were also operating in isolation, creating inefficiency.

City Building’s expert Building Management Systems team spent three months upgrading and integrating these systems before connecting them with the building’s electricity meters and a new LED-lighting system.

Their work has delivered a fully automated building management system that can be controlled and monitored in real-time using a laptop, desktop, tablet or smart phone and will significantly reduce energy consumption, lowering both bills and carbon emissions.

LED lighting programme – Scotland's largest bulb improvement project

City Building operates the largest light replacement programme in Scotland, servicing more than 14,000 Glasgow City Council properties and 100,000-plus fixtures.

Led by a dedicated team of electricians and overseen by a programme manager, they replace outdated 18-watt fluorescent fittings with energy-efficient LED alternatives.

The 10-watt saving across the entire estate saves 4.3million kWh per annum.

Alongside the sustainability benefits, the new fixtures also lower maintenance costs, and improve light quality across residential blocks, schools, and public buildings.

Properties are serviced on a seven-year renewal cycle, with site inspections and electrical testing forming part of the process.

The programme aligns with Government targets to lower the carbon footprint of buildings, increase the energy efficiency of properties, and implement modern asset management practices.
